This Guest Booking Agreement (“Agreement”) is between the property host / operator of Luxe Timber Cabin (“Host,” “we,” “us,” or “our”) and the person making the reservation (“Guest,” “you,” or “your”). By completing a booking on luxetimbercabin.com, checking an “I agree” box, signing electronically, or occupying the Property, you agree to these Terms.

1. The Property

You are booking the entire cabin known as Luxe Timber Cabin in La Center, Washington (the “Property”). Exact address and access instructions are provided after booking confirmation.

The Property is a private log cabin with approximately 4 bedrooms, 6 beds, and 1 full bathroom, plus living areas, kitchen, laundry, outdoor space, and amenities described on the website (including private sauna and fire pit where available).

You understand and agree that:

• There is one (1) full bathroom for the entire Property.
• Driveway parking is limited to four (4) vehicles.
• Maximum occupancy is 16 guests, including children and overnight visitors. Day visitors count toward occupancy and must be approved in writing in advance. Because the Property has one full bathroom, larger groups should plan bathroom use accordingly.
• No tents, RVs, campers, or additional sleeping structures are allowed on the Property without prior written approval.

2. Booking, Rates, and Payment

2.1 Booking. A reservation is confirmed only when (a) you submit a booking request through the website, (b) we accept it, and (c) required payment is successfully processed (or, if we collect payment later, when we confirm in writing that your booking is held).

2.2 Rates. Rates shown at checkout apply to your stay. Current published rates (subject to change for future bookings) include weeknight and weekend rates as listed on the website. A two-night minimum applies unless we agree otherwise in writing.

2.3 Taxes. Direct bookings may include applicable Washington state and local lodging / sales taxes and any required fees. You are responsible for amounts shown at checkout.

2.4 Payment. Payment is due as stated at checkout (full payment or deposit + balance). Failed, reversed, or disputed payments may result in cancellation of the reservation and denial of access.

2.5 Security deposit / hold. A refundable security deposit of $200 is required before check-in (or may be collected as a temporary card authorization hold of $200). The deposit/hold may be used for damages, excess cleaning, missing items, rule violations, extra guests, noise complaints, or other costs under this Agreement. If the Property is left in good condition with no rule violations, the $200 deposit is released/refunded within 14 days after checkout, subject to inspection and any pending claims.

3. Cancellation and Changes

3.1 Guest cancellation. Free cancellation up to 24 hours before check-in. Cancellations within 24 hours of check-in, no-shows, and early departures are non-refundable unless required by law or we agree otherwise in writing.

3.2 Host cancellation. We may cancel before check-in for reasons including Property unavailability, safety issues, weather/utility emergencies, or if we reasonably believe you will violate these Terms. In that case we will refund amounts paid for unused nights (less any non-refundable third-party fees we cannot recover), and that refund is your sole remedy.

3.3 Changes. Date or guest-count changes are not guaranteed and must be approved by us. Rate differences may apply.

4. Check-In / Check-Out

• Check-in: from 4:00 PM
• Check-out: by 11:00 AM
• Self check-in via smart lock / lockbox as instructed. Do not share access codes.
• Late checkout requires prior approval and may incur a fee of $100 or the cost of a partial/full night, whichever we reasonably assess.
• Early check-in is not guaranteed.

5. House Rules (Airbnb-style standards)

You agree to follow all house rules, including:

5.1 Respect neighbors and quiet hours. Quiet hours are 10:00 PM – 8:00 AM (or stricter if local ordinance requires). No parties, events, concerts, bachelor/bachelorette “party houses,” commercial shoots, or gatherings beyond the booked guest count without written approval. A noise complaint may result in immediate termination and forfeiture of fees as allowed by law.

5.2 No smoking or vaping indoors. Outdoor smoking only in designated areas if permitted; dispose of butts properly. Smoking odor or residue is treated as damage.

5.3 Pets. No pets allowed unless we give prior written approval. Unauthorized pets are a material breach and may result in extra cleaning fees, forfeiture of the security deposit, and/or termination of the stay.

5.4 Children. You are responsible for supervising minors at all times (decks, stairs, fire pit, sauna, forest, driveway).

5.5 Parking. Maximum 4 vehicles in the driveway. Do not block neighbors, gates, or emergency access. No street parking that violates local rules.

5.6 Sauna, fireplace, fire pit, and outdoor amenities. Use only as designed. Never leave fires unattended. Fully extinguish fire pit before sleeping or leaving. Do not use sauna if intoxicated, alone against manufacturer guidance, or with glass containers. You assume the risk of using recreational amenities.

5.7 Kitchen and trash. Leave the kitchen reasonably clean. Bag trash and place it where instructed. Excess cleaning beyond normal turnover may be charged.

5.8 No illegal activity. No drugs, weapons brandishing, theft, trespass onto neighboring property, or other illegal conduct.

5.9 Cameras / security. The Property has exterior security cameras and a Ring doorbell covering outdoor/entry areas. There are no cameras inside private living spaces (bedrooms/bathrooms). By booking, you consent to outdoor recording for security and incident review.

5.10 Utilities and systems. Report outages, leaks, or damage immediately. Do not tamper with smoke/CO alarms, locks, cameras, Wi-Fi, HVAC, or septic/plumbing.

5.11 Shoes / mud. Remove muddy shoes before entering when conditions require, to protect floors and finishes.

6. Damages, Missing Items, and Extra Charges

6.1 You are responsible for all damage, loss, theft, or excessive mess caused by you, your guests, invitees, or pets (if any), beyond normal wear and tear.

6.2 We may charge your card on file (or keep deposit) for:

• Repair or replacement of damaged/missing property
• Excess cleaning (including smoke, pet, grease, biohazard)
• Lockouts, lost keys/fobs, lock rekeying
• Unauthorized guests / over-occupancy
• Noise/party violations and related fines or vendor call-outs
• Violations of local ordinances attributable to your stay
• Early termination costs when caused by your breach

6.3 We will provide a reasonable description of charges when practicable. You authorize us to charge the payment method used for the booking for amounts owed under this Agreement.

6.4 Insurance. Your personal homeowners/renters or travel insurance may cover some guest liability; that does not limit your obligations to us. We strongly recommend travel insurance for cancellations and damage.

7. Right to Terminate / Refuse Access / Remove Guests

This is the key Airbnb-style protection.

7.1 We may refuse check-in, cancel remaining nights, require you to leave, and terminate this Agreement immediately if we reasonably believe you or your guests have:

• Violated house rules or this Agreement
• Caused or threatened damage, injury, or illegal activity
• Hosted a party or exceeded occupancy
• Disturbed neighbors or ignored quiet hours
• Provided false booking information
• Refused to pay amounts due
• Compromised safety systems or Property security

7.2 If we terminate for your breach, you are not entitled to a refund for unused nights to the maximum extent allowed by law, and you remain liable for damages and extra charges.

7.3 If we ask you to leave, you must vacate promptly and peacefully. Failure to vacate may be treated as trespass and we may involve law enforcement as permitted by law.

7.4 We may also refuse or cancel bookings that appear fraudulent, speculative, or inconsistent with the Property’s intended residential use.

8. Assumption of Risk and Liability Limits

8.1 Rural / cabin risks. The Property includes outdoor terrain, stairs, decks, fire features, sauna, wildlife, weather, and uneven ground. You use the Property and amenities at your own risk.

8.2 Limit of Host liability. To the fullest extent permitted by Washington law, Host is not liable for indirect, incidental, or consequential damages (lost wages, trip disappointment, etc.). Host’s total liability for claims arising from the booking is limited to amounts you paid us for the stay giving rise to the claim, except where liability cannot be limited by law (e.g., Host’s gross negligence or willful misconduct, or injury from defects we knew or should have known about as required by law).

8.3 Indemnity. You agree to indemnify and hold Host harmless from third-party claims arising from your stay, your guests’ conduct, or your breach of this Agreement, except to the extent caused by Host’s gross negligence or willful misconduct.

8.4 Washington short-term rental notice. Host intends to comply with applicable Washington short-term rental requirements (including liability insurance and safety information posting under RCW Chapter 64.37, as applicable). Emergency and safety information will be provided in the Property guidebook / posted materials.

9. Privacy and Communications

We may contact you by email, phone, or text about your booking, access, issues during the stay, and follow-up. Do not publish the Property address publicly. Reviews must be truthful; doxxing the Property address or private access codes is prohibited.

10. Force Majeure

Neither party is liable for failure to perform due to events beyond reasonable control (wildfire, flood, major utility failure, government order, pandemic restrictions, etc.). In such cases we may cancel and refund unused paid nights, or offer alternate dates; refund of unused nights is the primary remedy.

11. Governing Law

This Agreement is governed by the laws of the State of Washington, without regard to conflict-of-law rules. Venue for disputes is in the state or federal courts located in Clark County, Washington, unless mandatory consumer law requires otherwise.

12. Entire Agreement

These Terms, your booking confirmation, rate quote, and any written house rules we send you form the entire agreement for your stay and replace prior discussions. If any section is unenforceable, the rest remains in effect.

13. Electronic Agreement

Checking “I agree to the Guest Booking Agreement & Terms” at checkout, signing below, or taking occupancy constitutes your electronic signature and acceptance.

Guest Acknowledgment

I confirm I am at least 18 years old, authorized to book for my group, have read this Agreement, and will ensure every guest follows it.

House Rules Summary

6. Extinguish fire pit fully; use sauna safely.

8. Report damage immediately. You are responsible for damages beyond normal wear.
9. Violations may end the stay without refund.
10. Emergencies: call 911, then contact Host.
